As real estate professional I have participated in all phases of the real estate cycle, from acquisition to disposal including analysis of new opportunities, project management and value-add.
My background in architecture and urban planning coupled to financial skills and international experience have proven valuable for value creation through active asset management, refurbishment, repositioning and development at a Pan-European level.
What I do
Asset Management
Managed and optimized the value of existing assets and developments under construction for the client. Among others this included:

Service Charge Audits: For investor, reviewed that charges in the budget established by the developer are reasonable and in line with actual construction.

Health & Safety Audits: Visited existing assets to check that they are compliant with H&S regulations. Worked with the Property Manager on changes.

Design Coordination: Coordinated works with external architects and interior designers. Advised client on potential solutions.

Construction reports to the Client: On a development under construction, reported on a weekly basis on the construction advancement after site visits and assitance to construction meetings.
Property Management
As Portfolio Manager for 12 office and logistics assets in Paris and regions owned by international investors and family offices, my role involves:

Establishment of budget and multi-year work plan in cooperation with the technical team and ownership.

Management of all fiscal activities of the property including rent invoicing and collection, service charge billing and year-end adjustments, indexation and local taxes.

Responsible for bespoke quarterly and yearly reporting, monitoring the asset KPIs, P&L (revenues, opex and capex) and ESG goals with the ownership and relevant teams. Review and approval of the technical reporting
Market Analysis & Presentations
Studied markets, tenant profiles and coordinated with other external research consultants the set-up of projects. Examples:

Studied high-street retail in central Luxembourg to set a list of potential tenants for a new retail development in the area.

Research of co-living, built-to-rent projects and client presentation for residential developments in Luxembourg and Lyon.

Analyzed multiple retail and office tenants for projects in Lyon, Luxembourg and Paris and their current and future financial viability and suitability to the project (location, other tenants, etc)
Financial Modeling
For new developments or redevelopments, produced discounted cash flows to study the viability of the project.

For a potential housing redevelopment in Monaco, ran DCF on multiple scenarios of buildable area, apartment typologies and market evolution.

For a potential residential development in Marbella, Spain, created financial models with different possibilities of sales over time.
Design & Architectural Advisory
Set design guidelines for new or existing developments. On behalf of the client, researched potential architects and urban planners that best fit the vision for the project.

Pre-selected and set a competition between 16 global architectural offices for a competition of a large urban development in Luxembourg. The sixteen offices pitched for the client on-site after which a selection of two was made.

Created development briefs and design guidelines for new development projects in Luxembourg and Lyon.
Space Planning
Working from the owner’s perspective or the tenant (retail and office) in the interior layout of their premises, coordinating with external consultants and authorities.

For a 2,000 sqm. flagship unit in a listed building in Lyon, managed relations between Japanese fast-fashion brand and Heritage architect. Proposed solutions for a final agreement between the two parties.

For a 10,000 sqm. A-class office building under construction in Luxembourg, responsible for client management between future tenant (international financial institution) and consultants (construction company, developer, FF&E suppliers, interior designer). A solution was achieved in time and budget.
Urban Planning
Studying urban planning regulations in order to optimize the buildable area of developments.

For a 14,000 sqm. mixed-used land development in Luxembourg, studied maximum buildable area in different ownership scenarios.

For a 5,400 sqm. residential land development in Lyon increased +1,000 sqm built area (compared to what was firstly proposed by the local architect) after analyzing urban regulations.
